At Prudential Contact Corporation - Stu Collins, I utilize both the traditional, tried-and-true methods of advertisement, as well as some of the newest electronic programs to get your property information into the homes and offices of the people that matter most.

Professional Photographs: One of the first impressions that are made when selling a home are incredible photos.  Because a majority of buyers are now looking for homes on their own on the internet, it is more important than ever to have photos that make the buyer interested in seeing your home.  I use a high end camera with a wide angle lens to capture the best possible images to sell your home.  Image touch up software along with proper lighting creates an image that will draw buyers to want to see more of your home.

Home Staging: Home staging is critical to creating a one of a kind experience for your buyer.  Through depersonalizing your home, buyer's can find an emotional tie that helps them say that your home is perfect for their HOME.  Please see attached documents on home staging.

Unique Color Flyers: I create unlimited unique color flyers posted at site.

Newspaper Ads: I place all my listings in a local newspaper like the TNT. It also advertises my website (see details on www.stucollins.com advertising below.)

Color Magazine Ads: I place all my listings into at least one color real estate magazine that includes, Homes and Lands and/or Northwest Real Estate Magazine.

Bulk Mail Flyers: Periodically I mail professionally designed and printed flyers/postcards to every home around your home, advertising listing information as well as my website.

In-Office Flyers: Every time the listing information for your property changes, i.e. price adjustment, I create a flyer that I distribute to all the realtors in my office as well as the other real estate offices in the area. This way, your property stays at the top of their minds and they have the most up to date information about it.

Virtual Tour: I put all of my listing on a virtual tour with quality photos that help market and sell your home in a virtual environment. 

Realtor's Tour: Periodically the REALTORS® in our office visit new listings within the office, and I make sure all of my listings are on the tour. This way your home is more than just information on paper, REALTORS® can better describe it to their buyers, and it stays foremost in their minds.

Open House:  Open Houses are another way I try and find the right buyer for your home.

Electronic Email Marketing: I create high tech and colorful email marketing pieces for each Listing I have. I then send them to all the people I know who are interested in buying, and to all the realtors with email in the area.

Reader Board Exposure:  We have an exclusive readerboard at the Hwy 512 and South Hill/Puyallup exit.  It reaches all east and west travel through that area. 

Inline Media Strategy: This is an exclusive Prudential marketing program that leverages the power of online relationships.  Please see attached explanation for more details.

Internet Marketing: Exposure, Exposure, Exposure...I place your home on as many internet sites as I can to get the most exposure I can and sell your home more quickly.  I also use syndication tools on the internet that place your homes in even more sites.  Below are some of the direct sites I target for each listing:

  • nwrealestate.com / MLS or "Multiple Listing Service" This is the REALTOR® only, Western Washington local computer system that all REALTORS® use to gain information on everything on the market at a given time. It is the most important network of information for REALTORS®, sellers, and buyers alike because it is totally comprehensive. This is an excellent resource that generates a large number of prospective buyers who are just "surfing" as their first effort in buying. Many of those prospects turn into real buyers. In addition agent websites pull all listings directly from the MLS, which puts your listing virtually everywhere with this one post.
  • www.Prudential.com also has a website where all Prudential listings are posted with the same information and pictures as are available through MLS. Prudential also has an exclusive relationship with Yahoo.com that places your listings on a high end search engine. 
  • www.Prudentialnw.com: This is our regional site
  • www.Prudentialcontact.com: This is our local office site
  • www.stucollins.prudentialcontact.com: This is my local agent page
  • www.stucollins.com: I post all of my listings on my website. One advantage I have over the MLS and Prudential websites is that I can post as many pictures as I want--usually 10 to 30 per listing.  I am contacted daily by potential buyers through my site.  I also have optimized my site to be found at the top of search engines.
  • www.reonline.com: This is the website for Northwest Real Estate Magazine
  • www.homes.com: Another site I place my listings on
  • zillow.com
  • craigslist.org
  • Realtor.com - I place my listings here for extra exposure
